Sometimes the right answer is the open market. Sometimes it is a cash offer. Sometimes it is waiting six months. Long term thinking beats fast pressure every time.

What actually happens in the 30 minute call?

We walk through the numbers on your specific home, side by side. What you would realistically net listing on the open market, what a current cash offer looks like, what each path costs in time and risk. By the end, you will know which option fits your situation and why.

Do I have to list with you after the call?

No. The session is free and there is no commitment. About half my strategy calls do not end in a listing with me. Sometimes the right answer is a cash offer through my network. Sometimes it is waiting six months. Sometimes it is a different agent who specializes in something I do not. The goal is the right answer for you, not a contract for me.

What if my house needs a lot of work?

That is one of the most useful situations to walk through. We compare what the home would net in current condition versus after specific improvements, factoring in the real cost of the work, the timeline, and whether you would recoup the spend at sale. Many sellers find the math points to selling as is. Some find a targeted spend unlocks meaningfully more. The point is to know the numbers before you decide.

What if my situation is complicated, inherited, tenants, deferred maintenance, title issues?

Complicated is what I specialize in. Probate properties, inherited homes from out of state heirs, tired landlord situations with tenants in place, homes with deferred maintenance or title quirks. These are exactly the situations where a strategy session matters most. The straightforward path that works for an updated home in great condition is not the right path here.

Greater Boston is my primary market. If you are outside it, I am happy to chat and refer you to a strategist I trust if your area is not a fit for me.
